STEP 1 
You have seen your desired property and not to sure who to contact or what questions to ask.  Or, you may have browsed our website and collated a collection of properties that catch your eye and wish to know more information regarding the apartment, villa or area the property resides in.  If you are serious about buying and require more information about anything at all, simply complete the online enquiry form, telephone us direct or email and we will return your call to discuss in more detail.  Let us know what time of day you wish to discuss whether it be daytime or evening, mobile, home or office and we will accommodate.  Our trained experts will discuss any questions you may have,  making sure you are confident with the process.

STEP 2 
Following a more in-depth discussion with our Sales Manager it is time to organise a potential VIEWING TRIP  based on your criteria and dates of travel.  

STEP 3 
We will organise viewings with either the developer or owner of the preferred property. We ask that you arrange enough fundings for a 10% deposit.  However, we do understand for those people who view quickly,  may not be able to produce a 10% deposit, therefore we ask for a small deposit of £2000 gbp to secure the property.

STEP 4
Time to negotiate.  On your behalf we will professionally handle any negotiating between buyer and seller. We do our upmost to secure the best possibe price for all our buyers whilst maintaining our relationship with the seller also. 

STEP 5 
Price is agreed and the sale is ready to proceed.  We ask that you consider using a suitable independent lawyer, or Oludeniz Homes own appointed lawyer.  A lawyer will draw up a legal Turkish contract translated into English containing a payment plan, costs, parties included and legal references. 

STEP 6 
We send a copy of the title deed (Tapu) and passports to the relevant government offices to complete localised checks.  Property must be confirmed as not lying within any Turkish military zones or land registered as national significance for agricultural or historical purpose.  We also complete relevant debt checks reassuring you that the property does not hold any mortgage arrears. At this stage we assist you in opening a Turkish Bank Account (if required) and obtaining a turkish tax number (Tax Number is compulsory). 

STEP 7 
Once all documents are returned and signed, the title deed is signed over to the new owner. Money transfer is organised via ourselves between seller and buyer and you now own your own home in Turkey.
